You know the room. It looks fine in soft light, then gives itself away the moment the afternoon sun comes through. Kitchen grout darkens under the range, shower grout reads gray no matter how you scrub, entryway lines shadow a little more every winter.
Grout is porous, so it absorbs cooking oils, body oils, soap film, foot-traffic soil, and the mop water that already picked up dirt elsewhere. That is why mopping cleans the tile but rarely the grout. As sealers wear down, soil binds to the cement inside the grout, and no household product can pull it back out.
Real tile and grout cleaning is not stronger scrubbing. It is controlled heat, controlled pressure, and immediate extraction, so the soil leaves with the water instead of settling back in.

Walkthrough
Before any equipment comes off the truck, a trained Pure Light™ technician, employed and supervised by us, never a subcontractor or a temp, walks the floor with you and writes the scope in plain language. You approve it before we begin, so nothing on the invoice surprises you.
Extract
Truck-mounted equipment delivers heated water at controlled pressure into the grout lines and vacuums it back out immediately, so the soil leaves with the water instead of drying back into the floor. No portable box that runs out of pressure halfway through the room.
Rinse
A neutral rinse pulls any cleaning residue out with it, so nothing is left behind to attract new soil.
Confirm
Before we leave, we walk the floor with you again and you sign off. If a spot needs another pass, we do it then. And if our first method doesn’t solve it, we adjust methods until the expected result is achieved, within the realistic boundaries of the surface. That is a written commitment, not a slogan.

Kitchens
Cooking oils bind to grout under the range and along the prep zones. Extraction pulls them out without touching the tile or the cabinet finish.
Bathrooms
Body oils, hair products, and hard-water film settle into floor and wall grout over time. We clean floor grout as the standard scope. Wall and shower grout is scoped in the walkthrough.
Showers
Soap film and body oils darken pan grout and the lower-wall grout. If your grout is worn, sealing or color sealing may make sense after the clean. That is a separate service, and we will tell you plainly if it applies.
Entryways and hallways
Foot-traffic soil is the most visible source of grout darkening in most homes. Extraction plus rinse restores the original grout color line.
Laundry and mud rooms
Detergent residue and outdoor soil build up fast in the rooms that see the most in-and-out. A once-a-year cadence keeps these floors even with the rest of the house.

Restroom, corridors. We schedule around your operating hours and provide written scope for property managers and facilities leads.
