Cleaning the tile is only half the job.
Customers, tenants, parents, and inspectors read a dingy floor as, this place isn't maintained. That perception costs more than the cleaning does.
You mop the floor and it looks better for a day. A week later, the grout lines darken again. In the shower, the story is worse. Grout goes gray, then black, and no amount of scrubbing brings it back.
Grout is porous. Every spill, every footprint, every shower splash soaks in and stays. Cleaning lifts what a mop cannot. Sealing is what keeps clean, clean.
One appointment, two outcomes.
First we lift years of embedded soil out of the grout and off the tile. Then we apply a penetrating sealer that soaks into the grout and blocks future staining.

Professional Deep Clean.
Truck-mounted extraction with professional-grade solution lifts soil out of the grout and off the tile, not just off the surface.

Penetrating Grout Sealing.
A penetrating sealer soaks into the grout and blocks the pores that trap stains. The color you see today is the color you keep.

The Pure Light Standard™ on every visit.
What arrives at your door on a tile-and-grout day is the same standard we bring to a stone restoration in La Jolla. Five components, one team, every job.
Not all sealing is the same.

Penetrating, not a surface wipe.
A penetrating sealer soaks into the grout, into the pores, and locks the color in from the inside. A surface wipe sits on top and washes off. We use penetrating sealer on every job.

Applied by trained technicians.
Every technician on a Pure Light™ tile-and-grout job is trained through Pure Stone Care and MB Stone. The same standard that goes into a marble restoration goes into your kitchen floor.

Backed by the Pure Light™ multi-method commitment.
If our first method doesn't solve it, we adjust methods until the expected result is achieved, within the realistic boundaries of the surface.

Questions we hear before the first call.
How long does the sealing last?
On residential grout, a penetrating sealer typically holds for years, not months. Exact lifespan depends on the room (a shower sees more water than an entryway), the type of grout, and how the surface is cleaned day to day. Harsh cleaners shorten the life of any sealer. We walk you through realistic expectations for your specific space during the walkthrough.
Is my grout worth sealing, or should I recolor it?
Do you move furniture?
How long until we can walk on the floor?
Do you offer this on natural stone floors like travertine or marble?
What if the result isn't what I hoped for?
