Terrazzo floor cleaning, polishing and repair.
Every terrazzo floor we touch is approached at the Restore tier of Clean, Maintain, Restore™.
Step 1
Grind.
Diamond-grinding removes damage down to a fresh, level surface. Deep scratches, staining that has set below the surface, and years of maintenance haze come out with the top layer.
Step 2
Hone.
Successive honing passes bring the terrazzo to the exact profile the space calls for, whether that is matte, honed, or the smooth base a satin or gloss finish needs to sit on.
Step 3
Polish, seal, or coat.
A final polish takes the floor to its target finish. Where the space calls for it, we finish with a penetrating sealer or a protective coating, chosen by traffic, lighting, and use.
Restore, surpass, or change the factory finish.
You do not have to accept whatever finish the original installer left.
Matte / Honed.
Soft, low-glare. Best for high-traffic corridors and daylight-flooded lobbies.
Satin.
Subtle reflection. Forgiving of foot traffic, easy to maintain.
High-Gloss Polished.
Mirrored, formal. Ideal for showpiece atriums and ballrooms.

How long will my floor be out of service?
Most commercial terrazzo restorations are staged in zones, so parts of your space stay open during the work. A full lobby or corridor typically takes two to four days of active grinding, honing, and polishing, plus a short cure window before heavy traffic returns. We give you the exact window during the walkthrough.
Do you work after hours, or around our operating hours?
We coordinate low-disruption windows with your team, and can work off-peak or overnight when a space requires it.
What is your warranty posture, and how do we know the finish will hold?
If our first method doesn't solve it, we adjust methods until the expected result is achieved, within the realistic boundaries of the surface.
We have multiple stakeholders. Who signs off?
Pre-job walkthrough with the person who called us. Post-job walkthrough with the person signing the invoice. Clear documentation for everyone in between.
Our last vendor left the floor worse than they found it. Why will this be different?
Approximately 70% of our monthly jobs are repeat customers. You see the standard on the first job, not after we have earned it back.
Can you match a terrazzo pattern where a section has cracked or been patched?
In most cases, yes. Terrazzo is a poured aggregate, so patches are done by matching aggregate size, color mix, and binder, then grinding the patch flush with the surrounding floor. Perfect invisibility is not always possible on aged floors. We tell you honestly what the patched section will look like before we start.
Do we need to seal it after restoration, and how often?
For most commercial terrazzo, yes. A penetrating sealer or a protective coating extends the finish and simplifies daily maintenance. The reseal or recoat interval depends on traffic and cleaning protocols, typically every two to five years for a coating and longer for a penetrating sealer.
